Here we get serious. We map out a tailored investment strategy based on your financial position, risk profile, and long-term goals. We will also discuss what kind of property will best suit your portfolio depending on where you’re at in your investment journey.
Once we lock in your strategy, Travis will get straight to work. This is where we liaise with your broker or banking institute to confirm the finer details of your loan structure.
This is where the magic happens — but it’s not guesswork. I deep-dive into multiple markets, Australia-wide using the Blue Key Blueprint, a data backed system to help shortlist only investment-grade properties that match your strategy.
A short list of potential properties is presented to you along with our reports. If you’re located interstate or overseas, photos and full walk through videos can be arranged showing the true nature of the properties.
Once we have selected a property, Travis will implement tough negotiation strategies. Our aim is to secure the chosen property as quickly as possible, while providing you with the best possible outcome.
We will have your conveyancer conduct a quick contract review before signing. Contracts are then dated, signed and exchanged. Your conveyancer and broker will be notified of the completed contract. We will also send you a client checklist via email with information including landlord insurance companies we recommend.
The next step is to arrange a building and pest inspection. My team and I will coordinate all required inspections. The report will be reviewed and discussed with the Inspector. Once finalised, your conveyancer will initiate any price reductions with the seller if necessary.
An unconditional contract occurs once all clauses and pre conditions are satisfied. The buyer and seller are now legally obliged to follow through with the sale. Additionally, we request that you settle the remaining Success Fee here. Travis will introduce you to a property manager in the region. You will have to sign a lease agreement with the property management company.
During the settlement process my team and I will facilitate the handover to your chosen property manager and assist with preparing the property for tenancy. Travis will also attend the pre-settlement inspection right before settlement day.
