Strategise

Every home purchase starts with a clear brief. We also want to make sure we’re a good fit before anything else. That first conversation is no-obligation, and it’s where we work out how to move forward together.

From there, we take time to understand your goals, whether that’s proximity to schools, work, lifestyle, or all of the above, and build a property search strategy that fits your budget and sets you up for long-term success. Once we’ve agreed on a direction, we liaise with your broker or bank to confirm your loan structure before the active search begins.

Search

Before the search begins, every client receives a personalised, 30+ page Property Blueprint that maps out your goals, strategy, and target locations, so you stay across every decision we make on your behalf.

We search on-market, pre-market, and off-market to find properties that match your brief. Around 25% of our purchases are sourced before they hit listing sites, through agent relationships and direct outreach. That means less competition and more room to negotiate from the start.

If you’re buying from interstate or overseas, we provide you with virtual tours, detailed property reports, suburb comparisons, and honest assessments of what’s worth pursuing and what isn’t.

Evaluate

Blue Key Home Buyers Agents are not influenced by the price guide being applied by selling agents or bank evaluations. Instead, we conduct our own independent appraisal using comparable sales, local data, and on-the-ground knowledge. This gives you a true understanding of what the property is worth to you as an owner-occupier, and a much stronger position heading into negotiation.

From here, we put together a shortlist with full reports for each property, making the decision straightforward.

Negotiate

If you don’t fully understand what the “market value” of the property is, then you are more than likely to overpay.

At Blue Key Buyer Agents, we know the market well and have a solid understanding of what a property is worth. We can save you tens of thousands of dollars when negotiating the price of your property, creating instant equity on the way in and securing a property below market value rather than overpaying.

Due Diligence

Our team will help guide you through the entire process, arranging building and pest inspections, conveyancer liaison, pre-settlement inspection, and key collection.

If you don’t have your own conveyancer, we have several reliable ones that we can recommend from our network. If you have one already, we will work with them directly.

We also arrange all handover details: key collection, service connections, and organising cleaners, maintenance contractors, and other trades where necessary.

Settle

Once all conditions are satisfied and the contract becomes unconditional, both parties are legally committed to the sale. This is the moment everything you’ve worked toward becomes real.

Travis will attend the pre-settlement inspection right before settlement day to check that nothing has been missed or damaged, coordinate any final details, and make sure you’re walking into your new home without surprises.

The First Home Owner Grant (FHOG) is a one-off government payment designed to help eligible Australians buy or build their first home. In Queensland it’s administered by the state government and applies to new properties only. It can be used toward your deposit or purchase costs, and we make sure you don’t miss it.

In Queensland, the First Home Owner Grant is currently $30,000 for eligible new home purchases. It applies to new builds and substantially renovated homes under a certain value threshold. We check your eligibility early so you know exactly what you’re entitled to before you commit.

In Queensland, first home buyers may be eligible for a full or partial stamp duty concession depending on the property value and whether you intend to live in it. It can save you tens of thousands of dollars. We map out your full purchasing costs upfront so there are no surprises at settlement.

Some buyers do this to get a foot in the market sooner, often in a more affordable area while continuing to rent where they want to live. It’s a legitimate strategy, but buying an investment property first may cost you access to the First Home Owner Grant and stamp duty concessions, both of which are tied to owner-occupier purchases.
